Top tip 1- "Kerb Appeal"
First appearances can be everything. Do you want your viewers to get that feeling? "This is the one" You want your potential buyers to walk up the drive or path already feeling impressed and excited to see more.
Do what it takes to create that lasting first impression. Make sure the exterior of your home is up to scratch. If your front door or fence is looking tired, brighten it up with a lick of paint. Put up hanging baskets to add colour and if you have a garden, plant some bedding flowers. Move anything that might not be attractive. For example bins, rubbish or those bricks you never got round to turning into a masterpiece pizza oven.
Top tip 2- The little details
Those small jobs you always say I'll do tomorrow. Like the lightbulb you just cannot reach? The downstairs toilet which has needed a lick of paint since 1989? You get what I mean, but the chances are with the amount of properties, buyers now go see before they make their choice (fifteen viewings on average) that they will see those finer details and it could mean a big Red Cross by your address. So, get around to doing those annoying little maintenance jobs. You want to be the one to stand out.
Top tip 3- Declutter and create space
Making your home attractive to a potential buyer doesn't have to break the bank. By just doing the little jobs your home can go from no on someones viewing list to their top choice.
A kitchen is a big selling point, so make sure all the worktops are clear and that it smells fresh and clean. If you do have pets, it tends to be best to have them out of the way. Like at a relatives of a neighbours just whilst the viewings take place. Whilst you love your furry family member, chances are your buyer won't - or worse they may be allergic.
Give your rooms that fresh paint job and clear anything that doesn't belong.
Making rooms light and airy as possible like a mirror, hung in the hall can give the illusion of space and a few vases of flowers or some plants can freshen up the house.
Top tip 4- Get your green fingers ready
Gardens and/or any outdoor space can be another great selling point - but an overgrown jungle could see your buyer running miles. Not only will the space look smaller and 'forgotten about', if paying out for a gardener isn't in your viewers plan or budget, it could completely put them off the property.
Top tip 5- Stay out the way
Yes, you probably didn't expect us to say this one but it's always in our top tips. When potential buyers come to view your property, let them wander freely around the house with the agent. You want them to feel comfortable and as though they can spend time looking at each room freely. Be ready to answer any questions after the viewing because sometimes they want to hear about the property from the seller not the agent.
